The Lead Guest must be 25 years or older.

★ CHECK IN & CHECK OUT TIME ★

Check-in is anytime after 4 pm, and check-out is before 10 am. Early check-in and late check-out may be requested for a surcharge and are subject to approval.

★ OCCUPANCY LIMIT ★

The maximum occupancy for this home is 29. Children are counted unless under the age of 3.

★ NO SMOKING ★

Please refrain from smoking inside the home! Any smoking evidence will incur a $500 fee for odor removal and furniture cleaning.

★ NO PETS ALLOWED ★

We love those little (and not so little) furry bundles of joy. Sadly, our home is not suitable to accommodate them. If you sneak in a pet, you will be charged an additional $300 and asked to leave. Service Dogs, as defined under ADA, are exempt from this policy under Florida Statute 413.08.

★ NO PARTIES/EVENTS ★

We kindly ask you to treat our home as your own to preserve its pristine condition for future guests and your return visits.

★ POOL AND SPA HEATING ★

Property Owners are not liable for pool-related injuries. Unsupervised children must not use the pool. Local laws apply—pool heating: $50/day for the entire stay; 3-night minimum for extended stays. Heating takes 24-48 hours, based on temperature.

★ GRILL and BBQ ★

Grill rental is available. Contact the host for cost. Please ensure the dripping pan is in place so the paver is not stained.

2 burners $85 within one week, additional week for $30/week.

4 burners $105 within one week, additional week for $30/week.

5 burners $115 within one week, additional week for $30/week.

8 burners $200 within one week, additional week for $50/week.

★ CLEANING & SANITIZATION ★

Heath, safety, and well-being of our guests are of utmost importance. For this reason, we use a thorough cleaning process after each check-out.

★ PEST CONTROL ★

We have had scheduled pest control in place, yet ants, roaches, spiders, and bugs may still appear due to the tropical setting. Their presence doesn't indicate uncleanliness. To minimize this, keep doors shut, clear counters, dispose of trash daily, and handle package boxes promptly.

★ TRASH ★

Trash is picked up five times a week. No trash pickup service on Sunday and Wednesday. Guests are expected to put trash/recycling in 13-gallon trash bags and pack trash in the trash bin at the front door.

✔ The valet trash will not collect any loose garbage left in/on/around the trash bin.

✔ Loose trash that must be bagged by housekeeping from the trash bin shall incur a $150 fee.

★ PARKING ★

Parking Rules (Strictly Enforced by HOA)

Please note that the community has strict parking regulations:

* Vehicles must be parked only on the driveway

* ❌ No parking on the street

* ❌ No parking on grass or landscaping

* ❌ Do not block or park on sidewalks

★STARTER SUPPLIES★

We provide a starter supply of trash bags, toilet paper, and paper towels.

For longer stays, guests are responsible for purchasing additional supplies as needed.

★ PACKAGE DELIVERY ★

USPS doesn't provide service in this community. Only UPS or FedEx can deliver to the house.

★ QUIET HOURS★

Quiet hours are observed from 10:00 PM to 8:00 AM.
